Renovate or knock down and rebuild: which makes sense for your block

A lot of Perth homeowners get stuck at the same decision point: keep the existing house and add on, or knock it down and start fresh. The right answer depends on the age and condition of the existing structure, whether the block has heritage or character overlays, current zoning (especially R-codes that might allow a bigger footprint or a second dwelling), and how much of the existing slab, plumbing and services can realistically be reused.

This is a distinct job from hiring a custom home builder or an extension specialist outright. It starts with an independent assessment: a building consultant or experienced builder walks the site, checks the structural condition of the existing home, and models both scenarios so you can compare rebuild cost against renovation cost before committing to a design or a builder.

Expect the consultant to look at footings and slab condition, asbestos risk in older Perth homes (common in anything pre-1990s), roof and wall framing condition, and council setback or overlay restrictions that might limit a rebuild's footprint compared to what you already have.

What it costs

Cost is usually structured as a fixed consultation or feasibility fee rather than a percentage of build cost, since no construction is happening yet. Drivers include how many scenarios need modelling, whether a structural engineer's report is required, and whether council pre-lodgement advice is bundled in. Expect it to be far cheaper than committing to full design documentation on the wrong option.

FAQ

How do I know if my house is worth renovating instead of rebuilding?
A consultant checks the slab, framing and services condition against your goals. If the existing structure is sound and only needs a partial update, renovating is usually cheaper. If footings, wiring or plumbing are all due for replacement, a rebuild can end up similar in cost with a better result.
Does this replace the need for a builder later?
No. This is a feasibility step. Once you decide on a direction, you still engage a custom home builder, extension specialist, or renovation contractor to do the actual build.
Can this assessment factor in building a granny flat instead?
Yes, a lot of these consultations end up comparing a full rebuild against adding a granny flat or extension, since both solve the space problem at different costs.
